The only way they can come after you is if they sue in court, at which point they would have to justify why they failed to abide by the agreement or communicate with you.In the future, I recommend you have a plan for this up front.

the listing agent makes sure the price is as high as it can be with justifying comps, makes sure the listing is accurate....with plenty of photos that inspire a desire to view in person...and is a buffer between negotiating parties and a sales contract proofreader (and ideally a negotiation advisor, but incentives do not allign in this well.)

If they did blatantly violate the agreement or lied about the tenants qualifications you could have a case to refer them to the local License Review Board and/or a small claims suite for damages. 2) Request copies of all documentation and notes used to vet the tenant in a certified letter with a 10 day response request. 3) If you do get this information I would double check it all and call prior landlords to confirm the information you were provided prior to the lease signing was accurate.  4) From there it is a matter of leveraging the threat of what sounds like a justifiable complaint which would jeopardize their RE license or a small claim to recover damages.  5) Make sure anything you sign going forward is reviewed by an attorney and all communication is documented.

The simplest way is to be about 50 miles apart to justify it; however, a good loan officer can tell you if there is a way to help justify a second home loan status to the underwriter.

But it would appear that even paying 20% may not leave enough profit differential to justify STR vs LTR, when one accounts for the greater wear and tear, and the quickly depreciating value of furnishings.I keep hearing about people spending only a couple of thousand to furnish a STR; buying at auctions, second hand etc.

If you cannot find comps justifying a valuation, you are at the whim of the appraiser to establish the value and do not be surprised if it comes back far less than the cost of the addition.
