This is where you can try to force the old contractor to perform (let him know of the deficiencies and copy his insurance/bonding company) to get him out to correct.

At one point the mortgage company wanted to know why my name was not on the insurance policy for the homes (it was in the name of my LLC), and at that point I spoke with my insurance agent who added my name back to the policy along with the name of the LLC.Best of Luck.

I'd ask for $20k and see how they respond @Michael BoyleEven with the seller credit, you'll still have to pay out of pocket for the repair...so maybe consider a backup plan...I'd rather have cash than the credit...have the seller take the full proceeds and write you a check for $10k at closing...good luck!

I also keep the total amount of all my insurance deductibles for each property in reserves in case emergency comes up.
