Either looking into a live in fix and flip since the housing market is hit with rates being lower and houses in high demand or looking into buying a fix and then turning it into a rental after 2 years of living in and remodeling or looking into a multi family where I can live in a u it and rent the other.

Banks are not stupid and the concept of putting a property into a Trust, while legal, makes it far simpler for the bank to do a sort on their current loan portfolio for all loans with the word "Trust" in them and call them all due en masse or as groups, because the banks know they didn't lend to a Trust, they lent to an individual

Apparently the buyer is from New York though but even other out-of-state individuals I've shown houses to in the past for didn't even take half that time so I was shocked.
