Search for asset based 30yr rental loans, Lima One, Finance of America and local brokers with softmoney lenders terms vary widely. 

Alot of crap, but 5-10% are incredible value and even long term contacts who I give a lot of work to.For renting, well, no, and it's on you for even trying that route. 

I found BiggerPockets in part because I was casting a wide net looking for possibilities after pricing out a set of drawings this past winder for possible spec house to build this spring to sell or rent and then deciding new construction prices and market risk in my area seemed to high for me.

@Steven Slivinski this is an incredibly market specific question as it really all depends on the comparable sales for 2-4 units.

There are some great rental neighborhoods and there are also some incredibly blighted areas.

I have the opportunity this spring to make a property-wide upgrade.

This has been proven time after time nation wide.
