Some are very creative, but personally, i'd be very suspect to work with any brokerage or person stating with confidence that they have found a work around. in my opinion, unless you're licensed, you can't be sure.

If the deal doesn’t make sense with conventional lending options after the hard money for rehab, then I would recommend moving on to a different deal rather than trying to make it work with creative financing.

He sees this, as with any market shift, in that main street is wanting in on commercial real estate deals, and there is more money chasing deals than good deals to be had.His take aways were in the creative structures:Sponsor offering a No Fee, No Carry, No Pref deal, 100% of cash flow goes to LPs, BUT GP gets a 6% stake in deal as an LP.Sponsor offering a no Pref deal, with a smaller carry, but comes in from day 1.And as @Roni Elias mentioned, there are a lot of options out there.
