My impression is that even a lot of those deals wouldn't be profitable.

I have a 6 unit building and I'm trying to move away from having to go down to the building monthly to collect rent.

In any event, I'm not concerned about it as I'm collecting a little extra to compensate for the inconvenience of her possibly leaving in the middle of winter or something. 

For investors, this means you can sit back and collect rent.

And, if you have ever attempted to collect from a third party co-signer/guarantor, you would know that it's best to have tenants who can hold their own financially.  

The other thing is you can just hire someone a la carte to do all the marketing, showings, tenant screening, and such and then manage the property month to month (collect rents, field calls).

Yes, my impression is that the commercial loans, although not reported on your personal credit, will still impact applying for a conventional loan. 

Have you learned during this due diligence period that the income collected over the last year does not support the needed income to make this deal a sound investment?

It turned out to be not terribly impressive as a rental, pretty much breaking even.
