An advantage is that our neighborhood is a top vac rental destination so there are a lot of resources around such as handyman, cleaners, hosts, etc geared toward this.

They must be able to survive a long while without a host.

So, Nick, maybe this is realistic or not: Can you set an open house, drive or fly to Okla, and host the open house yourself?

AirBnB's rating system eliminates much of the host's risk of dealing with an unpleasant or unreliable tenant.

If you think it is, I'd attempt to explain to the interested heir that without a will, or a deed in his name, or a completed probate, his alleged interest is not worth much, but if the property is considerably more valuable than what is owed on the taxes, I'd offer him something.
