We've never done work in Ft Worth, but what we have seen is that if your permit request is in excess of a certain dollar amount, then you are required to have an ADA inspection.

The corrective action would be to sell the excess and redistribute to other stocks to maintain a diversified portfolio of stocks.I don't think it's a good transfer of that rule of thumb to say that anyone should limit their REI to 5% of their total investment portfolio.

The idea being that you've just increased your capital and then you can transition that into another property and either do it again - raising more capital - or buy and hold with hopefully excess leftover.

@Blaire Zook San Diego is a great market for real estate, even for investing, it just can take longer to get the returns, since there is usually small excess cash flow, but good long term appreciation.
