It might not have all the things you want  right off the bat, but it's free and a great way to stay organized while you get your business off the ground. 

I like Indy because the cost of entry is pretty low with a strong rental market, and I'm working with partners I feel I can trust and have shown to do good work, and I like Jax because of all the job growth and infrastructure improvements, and again because I have partners on the ground I'm comfortable working with.  

If you diligently research and choose your area, get yourself on the ground and build up a network There, and have your figures down pat, you can succeed.

That alone could make a difference, because if that deadline was missed, you may have grounds for claiming ALL of your security deposit back, or at least open the opportunity for negotiating some of it back.

My second thought is to try and get in touch with someone on the ground there who really knows the area well, like perhaps an agent who focuses on that particular neighborhood, or maybe even another investor who is local there and can offer some advise.  

I was thinking he told me they were looking at putting more duplexes in the ground in Bel Aire soon.  

I appealed to drop it based on the purchase price being $3K and the fact that it's a block from riot ground zero.

It may be they don't dig  after  a certain point if the ground is frozen but if you push for an existing house where they shut off service. 

You would still be on the "moral high ground" and saving your customers money at the same time.

Acknowledged it is difficult to repoint brick which are underground, but those above ground are often neglected as well.
