So I keep seeing as the seller these puny 500 and 1k EM and thought geez what is it with these buyers.. so I started leading with 5 to 25k em  you should have seen the other agents eyes pop out when I wrote a 25k EM check on a 200k deal.. did not matter if I was a few grand light on price they took my deal over the guy who led with 500.00 bucks  LOL..

When my minimum profit margin is $50k(on this one I project $70-$90k), I don't really care about the couple grand in cost difference between the three different options.I've obviously run comps.

Airbnb doesn't make this obvious and most hosts miss it (thinking they've done what they need to do by listing it in the description), and if a guest complains about the doorbell and it's not listed there Airbnb bans your entire hosting account (and all of your listings) permanently, with no recourse.These are a very small percentage of hosts in the grand scheme of things, but for people with a lot of listings making the majority of money on Airbnb it's a lot of exposure/risk to have that all in one place with a company that has a history of just kicking people off the platform without any explanation.

The best places are A) Within 10 minutes of downtown B) Walkable C) Close-ish to Grand Park in Westfield or D) Unique enough home to draw people there with pictures.
