Maybe you haven't sold some of them houses yet because they're just an 18 year old friend of a friend, the guy you know from the golf shop, etc.  

Ideally you would take ownership of the property before ever swinging a hammer (you want to make sure the sweat equity stays yours).As far as divulging the info to a realtor, I wouldn't necessarily be concerned about working with a realtor you trust to obtain comps, but they are likely going to want to represent you in the transaction, or be compensated somehow.I'd love to help you more on this or answer any additional questions you may have. 

But if you have a property it doesn't make sense to not want to capitalize on your properties potential.5- The property is located next to a private golf course that is pretty well maintained.

My agent thinks a swinging deal (of course) but my gut is telling me to walk away, but in my area there really aren't any good 1% deals or anything close that comes up.
