Your scenarios would be to see if they would partner if you bring the land to the table (and I am sure additional incentives) or have them quote a sq foot price to build a spec.

I have too many small bunches of leads every weak to do handwritten letters, but not enough to justify a minimum order with one of the bigger printing companies.I tried to reach out to Michael Quarles on this earlier this week, but didn't get a response.

But when you have outside marketing agencies selling to folks that have no clue and they get big dollar signs and make huge mark ups and never even set foot there .. well you get what you get a poor NZ investor who probably has lost ALL his money probably paid 2 to 3X what the property was really worth to a local and is pissed..and I don't blame them.

So tear it all out and start over with fresh drywall.A 10x10x8 foot kitchen will take about 10 sheets of drywall @ $12 each (use the 5/8" in rentals... it's sturdier).
