Without knowing your market average rents for that type of space are $15 - $18 a foot so 5000x$15 = $75k a year- expenses of $20k NOI $55k CAP rate for a property like this is usually 8% so value would be $55k/8%= $687,500 10 CAP would be $550k These are rough numbers based on averages I see in most markets.

You need about 2x that size to begin considering a condo (the building foot print on a small lot is too inefficient - stairs, hallways and parking mean for too few units to pay for construction, the land and make money).

I'm not familiar with your market specifically, but I do know LA is pretty inflated so I'm not sure that you can find a great option but it's a fantastic way to get your foot in the door with investing, gain experience as a landlord, build equity and possibly save some money with less risk.
