The first problem I've spotted in my plan is expected too much cash flow per door in the first few years. 

I suspect you will find at high LTV the brrrr will be large cash flow negative.  

In my opinion, a lot of taxpayers get fixated on the fact of offsetting W-2 wages with rental losses but forget that rental cash-flow and rental appreciation can grow tax deferred which is great wealth accumulation.

Do you have a current need for that cash flow generated from the tax savings?

Cash flow can be found in many forms.

We have seen a lot of investors that want to cash flow and appreciate and they look to markets like KC and the midwest.

Just my two cents the after tax considerations are cherrys ontop.

While there are several factors that are used to assess how risky a loan application is, the LTV ratio can play a considerable role in determining what interest is offered for the loan.

If you're wanting cash flow at all there are only a handful of markets that make sense today, mostly in the Midwest.I invest in Detroit and have 12-doors there.
