Starting out, I let a couple tenants string me out for a couple months and when I finally got them out the place needed a full rehab.In the future, living by the adage, an ounce of prevention is worth a pound of cure, really serves the landlord well.

I was thinking, do a market analysis for the area, finding several comps and getting a strong idea of what the house will sell for ARV, and find out the average time it takes for a home to sell in the specific area.

For buy and hold, I would use roughly the same contract but spell out the percentage of the net cashflow they get and the percentage when you finally do sell.
