We've actually started writing more LOIs on assets in markets like Ohio because were tired of WA state rejection and competition.On the flip side we've closed a decent amount of deals completely off-market at favorable terms.

Additionally REITS were given very favorable tax treatment (in that they needed to return at least 90% of their profits back to investors and as a result would not be taxed on this capital.This to me makes it a favorable investment as well from a small investor like myselfs standpoint.Anyway, if I want anyone to walk away with somethin from this thread it is please understand what you are investing in.Best regards,Chris

If he wanted bids and control over the work he should have done it before he left.Next time you're in court you might call 4 or 5 witnesses from the courtroom and ask them how often they replace carpet in their homes and see if that gives you a more favorable ruling from whatever judge du jour you get...

You might have to decide if market is favorable to sell now or sell now anyway and accept a loss on your initial investment or wait for more favorable market conditions while having a risk that repair bills might be incurred during that timeframe.
