Projects that were funded several years ago will continue until completion and the long term corporate leases that many landlords took advantage of have yet to expire( Many companies were sign 2+ years leases for rentals for their personnel) IMO the glut of properties available along with decrease of the workforce is still in its infancyOil prices will rebound eventually but the same lag will exist on the upside as well.

I was thinking that buyers may say they are not interested in your deal then go behind your back and contact the sellers directly after your contract expires if you do not sell?

There is a current contract in place, once the lease expires and the tenant stays, it converts to a month to month lease.

Prior to the purchase, I asked the broker who helped me to pull off this feat, and he told me that if I put someone in the home prior to expiration of the one year occupancy clause, that I should not put anything in writing.

@Jay Mehlman I just had a client send a referral whos 6 unit in Dade had expiring premium of $12k and all the renewal quotes came in around $40k.
