While we plan on doing a lot of the work ourselves, we are realistic with our limits and will need to hire much of it out. 

My family and I are looking for a primary residence with the plan to rent it out after hopefully 5-6 years.

We are nearing 50 years old and have kids that'll be going to college in 5-10 years, so it's hard to commit to a 30 year plan that locks up funds without having someone to help crunch the numbers for us.

I planning to have backyard installed in new construction SFH.I read this cannot be added to the cost basis of the rental property and be depreciated by 27.5 years since it is not an improvement to the property.But what about paving the patio and side of the garage, where it is touching the house.   

That partnership plans to flip properties.

I'm excited to dive into the others next, including "Set for Life" you suggested.I'm particularly intrigued by the house hacking strategy and plan to explore that further.

On top of that the tall ceiling height on the 1st floor presented a great open floor plan concept.
