I just want to say this is an excellent community of hardworking people who have a sincere interest in real estate. 

I'm interning with a commercial real estate investment firm and the owner has become my mentor, I've read tons of books, watched tons of videos, listen to BiggerPockets podcasts, etc. so I feel that I am ready to start seriously looking for my first deal.
