Lois S. Update Tenant Credit Info during occupancy?
24 October 2015 | 1 reply
So if they are paying you timely and not causing problems, I am actually less concerned if they have a consumer debt or ratio issue or (many tenants prioritize rent, for example).....As to impacting a current tenancy, I think you would not be able to let a change in the employment or credit profile impact the current tenancy, but perhaps it could be useful if they were moving to another unit of yours after a promotion (maybe more expensive to see if they can cover it) or, again, looking to renew and it is coming towards then end of the tenancy and you want to check if all is well before offering a renewal. Finally, note the wording here on employment and income, as it seems to skirt around Fair Credit Reporting, but I think you have a valid business reason here should you go there  .... but your wording does just sound like a simple follow up employment/income verification not credit check.... which I suspect may be prudent for any landlord to check regarding a future decision (like renewing, but again, you could not go back and impact an existing lease based on it)...

Yenlan Patton Need advise for late paying Tenant and other violation
14 March 2016 | 4 replies
Lease violation: #1 if others are occupying property not on lease.Lease violation #2 unpaid rent, late fees.Lease violation #3 misuse of property, documentation would help- photos - of damageYou have the right to file for eviction if your lease terms are not being followed. The longer you wait to file the longer, the longer you take to get any income from a new tenant.I would give the tenant notice of intent to file eviction action. list the lease violations and unpaid rent, if you want them to stay, give them 2 or 3 days to correct the issue If not file.I have given tenants a mutual lease termination agreement to entice them to move, involves a 3 day agreement to vacate, and then you don't file, I give a cash back amount usually same amount of filing fee to them when they leave and get the keys.

If you purchase a note with an inadequate file or with trailing items, you need to make sure you have the proper provisions in your contract to deal with a failed delivery of those items.Second, this is a common tactic that I have seen now in several of files coming from certain promoters through our clients.
