@Russell Brazil, why would you say it's illegal when Private Investors, if they don't advertise as a Lender,  can loan out their own money I believe up to 5 times per year without a Lender Lic.?
Chris Hoffmann Title Report Came Back Different?

The house is set up as a two over two.Tenants currently in place and would like to stay.Property cash flows nicely and the rents are below market value so there is a value add play there as well.Anyway the title report came back and the property is listed as a single family home and also is CO'd this way.However the property was advertised as a legal two family and the town assessor is currently taxing the property as a two family.Two separate meters as well.Everyone involved including my attorney, agent, etc seem to not have the answers for me.There are no rental permits on the property either which are required in this town.Seems to be a lot of mixed information that has me considering to pull out of the deal.Anyone have any experience with this?

YOU set in a wheelchair for a whole day and see how things for normal people dont work for chair bound people.I would think you would want these ladies as happy as possible for there remaining years,,they wont move,,,do the work.And when they pass on and it is available,,advertise as wheelchair friendly and watch the phone ring.

your 7% maintenence/repairs and 8% vacancy numbers are made up numbers..they will change over the life that you own this property...and that's where the 50% rule comes in...it says that you will average out bout 50% of gross rents each month on vacancy, maintenence, capital repairs, management, advertising, legal fees, etc etc etc....also 6% for management sounds low, but i'm not familirar with your area...if you're receiving 3400/month in gross rents, 1700 of that should be set aside for taxes, repairs, managemnt, etc...the other 1700 will go to pay your mortgage...doesn't seem like a deal to me
