It depends on your goals and the skills you already have that could be used in real estate investing.For example...If you like to analyze a lot of deals and you're good at negotiation, maybe wholesaling will work for youIf you have an eye for design and have experience managing people, then rehabbing might work for youIf you are very organized and detail oriented and know how to "read" people, you are assertive and you have no problem with confronting people, then maybe landlording will work for youAlso, it depends on your market too.

I'm just looking for a more efficient and organized way to do this business without calling 120 people on my own.

We are organizing our monthly Meet Up (https://www.meetup.com/Real-Estate-Investors-in-Ba...) with this time fundraising as the topic. 20+ people gathering all very much in the Real Estate topic. 

Or if there is an organizer listed on the original articles, it is usually an attorney and you can try using them as a go-between.  

There's a monthly meetup in Wallingford that @Chris Puglisi organizes.

But I'm often troubled when I meet persons who've been in the organization for just as long as I have (or longer), but have yet to do a single deal.

We will ask the tenant if they will be away in the near future or can arrange a few days with a friend and try to schedule at their earliest convenience if they will agree not to use it until repaired, but not if it's the only bathroom and it requires immediate attention.
