Or does the system just automatically counterbid 4 to 5 times before it closes.

So make sure the homes systems are in good working, and insurable shape before you move forward.

But getting micromanaged and not trusting me and derailing the systems I've got in place to maximize efficiency and get the most out of my bid is not ideal for me.

Also...watch for loose paint on exterior wood work like porches or basement window systems. 

Over the years we have replaced/repaired every system you can find in a SFR except having to pour a new foundation.

The idea in a BRRRR is to force sizeable appreciation through that rehab portion of that system.

Again, I plan to focus on systems and management and contract out as much as reasonable.
