There are a number of items that make up that criteria, but there are two that stand out:1 - You must be really good at Analysis (market, rehab, and property)2 - You must build (and grow) your Buyers list. 

Plus, storage for such items can be problematic.

Not included in that are items like - Finding new leases when a unit becomes vacant- Repairs and maintenance etc4.

They are easy to designe, however, when you purchase my book you receive my Chart of Accounts, Items List, and Templates (like the one below) free with a proof of purchase of the book sent to me via e-mail.

Reasons for this were conflicts on what was really covered, additional costs or items not covered (replacing a furnace but supposedly additional $1,000 in work not covered), slow response and slower action, and a disagreement on what the right corrective action should be (an AC unit 25 years old where the warranty contractor was trying to clean and say was fine no other problems).  

My other question is with REOs...when a bank is forcing you to use their title company and thus moving some items to exceptions in section B do you just accept the risk since you are getting a Special Warranty Deed anyway OR can you opt to pay for additional coverage so that there are no exceptions while still using the bank's title company OR close with the bank's title company with exceptions but have your own title company run  a title search and make sure that the exceptions can be cured after closing OR insist that the bank give you clear title with no exceptions and that they cure any issues using their title company?

I would add to your due diligence items a 3rd party home inspection and be sure to walk the property and neighborhood, preferably on the weekend when neighbors are home and can be observed/talked to.

The question is, other than dishes and pots and pans, what other storage items need to go in the kitchen cabinets that couldn't go in the pantry?
