With condos there's generally less for the investor to worry about in terms of large unexpected expenses since the HOA handles most a lot of the CapEx and some of the operating expenses like roof, common areas, mechanicals not in your unit, landscaping, snow removal, some utilities, etc.

You should look for a very strong positive net population migration, pro landlord government, low unemployment, a diverse job base, and other factors like that.All of my comments here remind me that you may want to consider investing with a great multi family syndicator like the two I mentioned above, however there are many great ones.
