Opinion on Landlord Friendly States for 2021

Greetings all,

I'm a beginner investor and looking for advice and your experience investing in Landlord Friendly States. There are tons of articles on net which list the states (with some variation) such as this for example: 

  • Texas
  • Indiana
  • Colorado
  • Alabama
  • Arizona
  • Florida
  • Illinois
  • Pennsylvania
  • Ohio
  • Georgia
  • Kentucky

The common theme is that these states are most protective from law perspective and have other landlord advantages with respect to:

Eviction Process
Landlord & Tenant Rights
Rent Control
Registration & Licenses
Tax & Insurance Rates
Competition

What do you say? Does it still stand true in the current inflated environment? Do you anticipate any major legislative changes in some, given political landscape changes?
