If someone does buy in normal day-to-day life, they do so at deeply discounted rates because someone who made an impulse buy under the high pressure tactics wants to unload it, often times because their maintenance fees were hiked up.

SFH 3/2.5, 2 car garage, Built 2008. 2074 sq ft Asking Price- $99,000Purchase Price (20% discount)- $79,200 ARV- $140,000 (going off comps and similar properties) Appraisal website says its market value is $131,900.

It is for a rental so I'm searching for something new that is discounted or used in good shape. 

With a relatively minor amount of work it is likely to attract owner/occupants with a smaller discount than a flipper requires.If the numbers are this:100K purchase40K repair200K ARVA hard money lender will likely lend 65K on it. 

So, a lot of the negativity is hearsay that gets passed around  Not discounting those here who have had bad experiences.  

@Amir Kabiri  The disadvantages are that if you find a smoking deal out there (that isn't listed) and you know it's worth more than the seller will sell for, if you are licensed, you are obligated to tell the seller the market value, and THEN if they still want to sell to you at the discounted price, make sure you disclose that it IN WRITING, and both of you sign. 

The place either can't be rented at all or has to be rented at a significant discount.  

I am discounting her third of the rent by $240 a month to get her on her feet.

Then you need to know how to negotiate the deal.Not everybody is going to want to sell you their property at at discount no matter what their situation is, because of one simple factor....PRIDE!
