The Ikea cabinet backs are flimsy so the boxes rack and you can never get them plumb and level, and you have to use their confounding hardware to attach to the walls and use sheet rock anchors.

How much would your plywood cabinets cost that had all the bells and whistles of an Ikea kitchen- full extension drawers, self-closing slides and drawer dampers, Blum hardware, etc..?

I think 5-10% single-digit returns are fine by those large groups. 

HiWe are renovating a duplex, and we get to pick our own hardware, etc. 

Some houses along Palisade and Park have views of NYC which is obviously very desirable.I also really like the area around the Monastery (18th through 21st streets between Summit and West)--it's quiet and neighborhoody, or just south on 14th or 15th (also near an old church).There are pockets throughout the city that are nicer than others, but the only "not as nice" areas are probably in the single digits along Bergenline or West St.
