I’ve been told different things by CPA’s.

They handle and coordinate maintenance requests, lease the apartments, collect rent, etc.PMs have different pricing structures, usually with a fee that is a percent of rent and then a new lease fee.

The appraisal came back as 1,419 SQFT (147 SQFT difference).

They all seem to be going about it differently.

This is a smart bunch so any sources or even logical approaches as to how one might find these numbers via research would be greatly appreciated :)I've done two separate top-down analysis based on census data, IRS data, and surveys, but those differ quite bit. 

I always found the mindset of investors to be much different from a builder's.....it can drive you nuts being partnered with them.... :-)

@Tim West Yes - exactly my vision would be a different feel - community gardens, laundry facility, perhaps a guest suite that they could rent for overnight guests.

Typically what we see is 48-72hours, but it could be something different...no set timing.
