The number 1 determining factor in how your investment performs is going to be the area in which the investment is located.

If they can't do the job they signed up for, then you terminate and find someone else.

Rent-to-own or Lease Options are done all the time through an agent but you have to determine when/how the agent will be paid.

We signed a contract for six weeks timeframe for the job to be completed.

You need to determine the proper balance between what you invest, your strategy with the property, and the return you can reasonably generate.

So what you really need to do is calculate the costs of the HML fees and then determine if you can pull all your money out if you do a refi and not a flip.

It's a sign of a strong/growing economy and an indication that the Fed believes they need to keep inflation in check. 

@Ashley DavisPermit responsibility can be outlined in the actual contract you signed with the general contractor and they will charge the cost of any permits required. 

I've never once signed a PM contract that has something like that in it.
