So the point I was trying to make is that MOST successful Commerical Brokers have a very deep Rolodex and deals that are good deals never really hit the open market.. 

My question is, does anyone know if it matters if a single family residence is given an appraisal just after the rehab is complete (once a final deep clean is conducted) prior to tenants moving or 2-4 weeks after tenants have moved in? 

@Christopher Attaway You can use % to get an estimate for expenses but you will have to deep dive if the property looks like a deal. have to use the best numbers available.
