As of now, my PM has had all the work completed except for the lead clearance, as we cannot paint the outside at the moment due to the cold weather.The thing is that since the inspection the tenant is withholding rental, claiming the home is not compliant and as such cannot be legally rented out.

Sure they may handle snow removal, lawn care, etc, but be careful about allowing them to make capital improvements to the property as they may be able to claim an equity interest in the property even if they do not exercise the option to purchase.

It says no security deposit was paid on the lease, but the tenant claims this is not the case.Anyway, I know we should probably talk to an attorney but the legal fees + eviction fees I'm sure would not be worth the $700 we are losing from this tenant.
