From our calculations, in 2024  we will lose 1/2 our income on this single-family property in Florida.Any suggestions on our response to the PM?

We've noticed a very strong increase in out of state investor interest in Oregon motivated by Oregon 1031X Exchange transactions and wanted to share some insight into alternative income producing asset classes that are common, attainable and available in Oregon. 

I would lend it out via hard money, which I'm currently doing, at 10%. 

From cash flow point, not sure if it would make much sense to invest 180k to have an income of may be 900$/ month (that is if we dont use loan).

We currently have 5 projects going on.  

Because of another deal I am financing I dont have the cash on hand to do the deal and while I have the equity to do a HELOC, I do not want to apply for the Heloc until my current deals funds. 

I own 3 properties and rental arbitrage 1 more with a net income of $400,000.But I am a newbie in LTR.
