I agree with everything Marty True said... paying off debt is a middle class poor man mindset and utilizing debt to get more assets is the wealthy people game.

North of 64, east of 65 is where all the wealthy folks live (Oldham County) prices are high though. 

Small commercial lenders at small wealthy little banks are best but ask someone with a track record with them.Today the loan loss ratio is steep with small banks and our lender states they will only make investment loans to those with money with them and long histories of loans.

I'm thinking I could meet wealthy people and network that way, all while still being in the real estate world and it works on a salary + commission basis. 

It's a great game if you're already wealthy and can afford to wait decades sometimes. 

Best training, best business model, best income model, best technology and best culture - I realize that sounds over the top, but guess who is growing the fastest, has been voted #1 workplace by Forbes and is since last year the largest brokerage in the US?

That is unless of course you are already independently wealthy.

I pretty much expected the auctions to be run by a group of wealthy buyers who will buy most of the good property so i was expecting only to walk away with low priced housing after reno to begin with and if i got something something better win/win..If i get nothing thats ok to.

I have been in business for 5 years and have strong relationships with local banks in Frederick but Im looking to find a bank or private lender (maybe wealthy person) who doesn't require 20 to 25 percent down.

Mostly because it shows how incredible of a culture the Cleveland real estate investors have, and also that I have nothing to add to the conversation.
