If you are investing in SFR's, scaling can be challenging, so using the 20% of the assets' value to acquire, makes more sense than using 80 or 100%, in my opinion.

I personally would never buy something I can't see.Doesn't sound good to me, honestly - not worth the time to do diligence in my opinion.

I would love to hear your opinions on these locations. 

I know 2 that no 2 recessions are the same and there are a wide variety of opinions. 

Any reputable investor-focused agent should be able to quickly give you an opinion of value and whether or not it would be worth it to further invest in the property or sell "as is".

They will do a BPO (broker price opinion) and determine their asking price.
