I am currently waiting on roofers and siding/skirting guys to come fix cosmetic issues on the exterior.

Rent Increases, Curb Appeal, Road Upgrades, and other cosmetic upgrades What was the outcome?

I’m talking fix n flip, buy-rent, but-hold, cosmetic-moderate reno, land, you name it!

Obviously if they don't care then I don't see the point of me spending money or anything while they are there for cosmetics.  

I think the house is worth about $115-125 after I’m done with cosmetics. 

You could look for a duplex at the lower range of your search parameters you mentioned ($100k) that is habitable but needs new kitchens, bathrooms, paint - cosmetic upgrades.

A house that looks like it would be a cosmetic flip might have serious underlying issues or you might luck up and have it be close to prefect!

I use between $20-30/square foot for cosmetics and then adding in extras but it may be more or less where you're at

The cosmetics seem to make the biggest difference.
