If you don't have routines in place, you will be constantly trying to "put out fires" and catch up on items you forgot to accomplishIt's amazing to me the amount of agents who do not have some sort of routine and system.

I have done primarily buy and hold investments, some were fixer uppers but it was all mostly cosmetics.

The project is quite simple and will take less than a month (mainly cosmetic).The seller disagreed with the entire rent strategy from the get go and basically told me (in private) that she doesn't want them to pay under market value rent b/c they've lived free for almost a year, and at $800/mo, I won't be able to get them out without a fight. 

Everything else is cosmetics.

Would any agents/brokers care to cover their daily routines?

I've been doing the the "Miracle Morning" routine for quite a while and it has been absolutely fantastic.

Is it a cosmetic fix and flip that doesn't require any permitting just some sweat equity? 

The rest of the units are very minor cosmetic fixes, typical of any unit turnover.  

We were hoping to start off small, a house that has a good skeleton but needs cosmetic work inside, such as floors, paint, cabinets, etc.

Do I estimate paint in the repair costs or keep it as a small cosmetic fix/cleaning and the current paint/color remains?
