Hi-I just put my third SFH rental under contract and when speaking to an insurance broker he mentioned I may do better switching from individual policies to one commercial policy, especially as I continue to add any other properties to my portfolio.

So here’s my suggestion: raise the rent to at least make $200+ over the mortgage (according to the deal analysis) and if they are willing to pay it, just hold on to it for a few years to, hopefully, let values continue to rise and see advantages from the improvements that may be happening soon in the area.
