Owner pays w/s/g and tenants pay gas/electric.

We closed on the property on May 26th.As you can tell from the pictures the yard was a completely overgrown and we filled up two 30 yard dumpsters between the clean out and construction debris.  

Stay away from major plumbing, electrical issues, etc.  

We spent one month to reframe the kitchen, drywalls, electric, scrape the popcorn ceiling, set part of the floor down.

But what do you do when you are a busy professional and you don't like the muss and fuss of dealing with chicken scratch and you don't want to muddy up your hands in the chicken coop and get your clean suit messed up?  

After that, there is a single annual inspection that is just in place to ensure the rental is still clean, safe and functional.

Uphill.The cabin is about 950 square feet, has electrical service, no well, no septic.

If it is permitted then you would need to think about if you can get city water or well water, gas/electric or propane, septic tank or sewage, etc. if you are planning on putting it on an empty piece of land in a neighborhood with houses then I would consider re-sale value and the fact that the neighbors might not like you for it.

But then, I just don't care for HOAs due to the messes I have cleaned up in the past. :)

If I had non-standard sizes, I would buy or make some number of reusable filters - maybe 6 or 12 - deliver them to the tenant, tell them to change them once per month and set the dirty filter aside, and I would collect them on a regular basis and clean them/have them cleaned, rinse and repeat.
