What you are suggesting (no long term partnership) is simplybto have party B step in as a lender in second position where once the loan and interest is paid, then party B is done and party A starts and remains as sole title holder.

I'm sorry to say it's not a gimmicky "3 simple steps to get the results you want tomorrow"; rather, it's real work and takes commitment.  

He has a good track record, but I have never lended money so I'd appreciate any guidance in how to set the terms and what steps are critical to ensure the relationship doesn't go south.

Logistically it's challenging since we don't have much time nor a truck to transport plywood to the house.  

Lots of cheap property in these areas.. the biggest challenge will not be finding deals but managing the property and finding quality tenants.
