Regarding #1:Since new cover belongs to the entire 4-plex, I can not assign it to one unit...

Some people like the carefree condo living and the amenities like swimming pool, tennis courts, fitness center and clubhouse that a single family house may not have.

I've spent the majority of my short career as an agent buying and selling my own properties, and the brokerage I'm moving to is centered around agent/investors and its a perfect fit.

Besides, I don't want the tenant to blame the exterminators for stealing his belongings and demand compensation from me.

Many of the people in the REI I belong to invest in Stockton and Sacramento, so I'm considering that as well.

Especially if tenant was ejected with their belongings still in the home.Then there are the failure to comply with eviction considerations.  

@Adam Gerig   I take it as Bill said that your are liscensed in IN since you are a property manager, so not an issue there...If you want to stay in the middle you would do a SLO, and you have 3 profit centers.  

Hi Sean,I presently do not belong to a RE club.I was a member of the greater lowell landlords association.I talk to a lot of investors in the area and banks.

Also this does not have to be long.
