Here is my list:Paint (less than 2 per squarefoot for material + labor)Flooring ($1 per squarefoot for new carpet, if you are selling instead of renting, laminate is abt 3 dollar per sqft, tiles is abt 4 per sqft)Kitchen Counter, cabinets paint and cabinets handle.

The water got into our unit below and saturated the ceiling above our fridge (same layout/stacked kitchen) and the lower portion of the wall was also wet and seeped into the carpet of the living room and bedroom on the other side of the wall.

Downside is you are only getting one unit at a time, will likely need more out of pocket in repair costs, but cash flow is a little better.That said, the Killeen area has a lot of newer housing, and most foreclosures are less than 15 years old, so you can get buildings that are still in great shape and just need some cosmetic stuff like new carpet and paint.

And when I changed the bedroom carpets over time it was on their dime from their sec deps because the carpets I bought in the house were finally fully stained by the renters.
