They can make all kinds of excuses - the unit already smelled like smoke ;  the neighbor smokes not me ; the wind blows it in from next door ; I didn't see the cigarette burns during the move in inspection ; I only did it once ; somebody else left those cigarette butts outside my door, etc.

I have a specific property in mind so I'll plug those numbersMy mother takes out a HELOC on her home  I use the money to cash buy a good deal under retail value (estimating 110k)I use a small amount of my capital to make some improvements on the property (estimating 5k)I then take out a loan on the house to repay the HELOC and give my mother some money for being my private lender (ARV 150k) I'll owner occupy the property and potentially use my VA loan to receive 100% of the appraised value.Nothing too complicated.

Where do I start 😁 I think the biggest big picture goals I have for 2022 is two fold.. 1st to take better care of myself and family, both in health, fitness and quality time.2nd is to hire, delegate and create systems to make the 1st goal a reality.In 2021 we worked are butt off to set ourselves up to explode and be extremely successful in REI.

I'm also learning how to analyze deals. i have a rental calculator and i just plugged the numbers into it from redfin, this one was also easier because the person had the rent price in the description. you can use the rental calculator on bigger pockets, you get 5 free ones then you have to pay so i just found another one.

I have a spreadsheet I use to plug all my numbers into.Regarding what to look for in terms of cash flow, you'll want to look for an existing cabin... you can do a reverse 1031 exchange for builds but it can get a bit more complicated.

You can often guesstimate whats left on the mortgage by looking up the sale price and making a few assumptions about down payment and plug into a mortgage calculator and look at the amortization table.
