Fix and flip loans from a private or hard money lender are business loans.

The way I see it, this business would take much less capital and risk versus a traditional Fix n' Flip.

If not financable,  this would likely eliminate qualified buyers and drive the pricing down.I've certainly come across plenty of wholesalers who conduct their business with the same integrity as a good sales agent.

Even longer answer: talk to an experienced accountant about potentially treating your lending as a business and structuring it along the lines of what you suggested.

The business model I like today regarding multifamily 10 units plus is that with the type of long term, fixed rate financing now available in the commercial space buying and holding for a steady income is a sound choice.
