I intend to build a home that will be rented out to offset the costs of ownership.I can find construction to permanent loans on second homes easily. 

I live in Phx,az and recently friend of mine sold his bank (ex bank of america) literally as is and profiteed $300k  , he purchased it right out cash last year (I think) and it was in real bad shape in a shady part of town,  before him taking possession of the bank  homeless people where living inside it an using the bathroom anywhere in the building, he put maybe less than $5k in just cleaning it up and just a couple of days sold it.Basically the idea is to find super cheap homes in ****** conditions but the price is so cheap that you could still make profit by selling as is, investing as little as possible..

If you are willing to put in the work to build/remodel/update a property...i.e. create value, you not only generally increase your equity position, but also can often create more room to cash flow and/or cash flow at a higher % CoC.- I have personally built two houses in Fraser, CO.

Ideally I'd like to buy something with a few acres to build an art studio for multi media work, gallery and perhaps a few small cabins for people to visit with us. 

Because of the high interest rates, it's hard to find any building that's in truly move-in-ready condition that will allow you to live entirely for free regardless of the neighborhood.

@Munjal Adhvaryuare you able to travel in person to your target market to build a team and look at properties?

I own a business that builds modern, prefab tiny homes (or cabins depending on how you look at it), and I am looking for a market where I could set up a few of these to use as model homes, available as a STR.

I have each unit in the building with a unique rent rate, so even if the tenant does not have the teller enter a note with the deposit (they often do), I still know who the rent payment is from based on the amount.
