There are some newer synthetic tiles which look quite nice but I don't know anything about their durability.Ceramic or stone tiles may be broken when furniture is moved.

There is HVAC issues, a radon gas leak that needs a mitigation system, and a very broken up drive way that leads to a shed of a garage.

It is generally broken down as maintenance, CapEx, taxes, insurance, property management, and vacancy.Depending on your local taxes, vacancy, etc, you might find yourself above or below the 50% rule.As far as splitting out $250 per door, this would depend on the individual property.

there is one who did a pod cast on BP and has gotten a lot of traction.. not that they are or are not scam artist but they are recommending buying 30 to 40k turn keys IE homes that all in cost 30 to 40k.. and we all know that pretty much in ANY major metro those are squarely in the hood.. war zones etc etc.. lots of hearts are going to be broken with that company in Indy... it will take some time but it will happen

The disposal simply just was not working because of "too much food" but it was not broken and no parts or anything were replaced.

If you aren't using a property manager, then your cleaner essentially become your de-facto manager, informing you of anything that is broken, needs addressed, etc.
