If I have the homeowners' phone numbers, am I allowed to cold text them. 

I have 1bd 600sqf unit the heat calculation calls for 25k btu, NO boiler is made below 50k, I have radiant pex in floor heating, so my temp can be set to 120-130.I hear that electric tankless water heaters are designed to take cold water and bring it up to 120 or whatever your setting is max 140but with radiant after awhile my return will be 110 and going back out 130 using very very few amps to heat those 20 degrees but how long will that last ?????

You can (and should) spend all day Sunday doing this until you have your market cold. 

I'm not trying to sound bitter, but I hear this conversation all the time in the WA market and it really disregards the work that goes into finding deals.When an agent finds an off-market deal, they are going to have the most incentive to get the listing and sell it for what it's worth on the market.

Feel like relocating to FL and getting out of that cold weather?

They advertise an 8 week training seminar try do, they say in 3 months you'll have more clients with no cold calls and no for knocking. i was just curious if anyone has taken this training?

Calgary does have it's cold stretches but on occasion we get a sudden increase of warm winds from the mountains that drastically warms up on a December.
