The court is basically giving all the relevant parties an opportunity to chime in on the distribution. 

I was speaking to an investor earlier today (who does basically zero real estate).

If I sold it, it would give net me another $30,000 so basically I'd get $80,000 in profit on $140,000 investment in about 8 months.

Finishes will be mid-tier, basically what you see in most of the flips nowadays, quartz countertops, mid tier appliances, vinyl floor. 4 months of estimated rehab time.

Only good thing about gas is if you are doing a rehab the gas company has/had a program where if you replaced each appliance like stove, dryer and furnace with gas ones they give you big rebates, which made them all basically free.

If the tenant is basically (judgment proof) such as credit is bad, they get paid money under the table as cash,etc. then it can be a waste of time to take them to court to get a judgment.No legal advice given.
