As far as a referral fee is concerned - You might maybe offer some nice Starbucks gift cards to any lender that sends you a pre-qualified buyer as a thank you - I would not make any official statements about paying them every time they send someone to you - but a nice thank you and gift card can go a long way - just be sure to look at the RESPA  rulings to be sure that you are not in violation of compliance.

If you come across a pre-foreclosure that requires probate, same thing, need to get probate open to postpone the foreclosures, you providing a probate referral as someone who is helping, but then ready to make an offer can work out.

From my discussions investors are finding it more lucrative to work on a land deal and build in the equity they need from a development rather than sourcing a pre-existing property with marginal cap rates, either overpriced or stagnated rent.

@Forrest Jacobs  1) get/ keep  your financial position intact   2)  use  at  least 3  forms of rev credit and  pay them  off or on time  ( as many lenders / loan programs  will require solid  credit  history and  a min of  3  trade accounts with over 12 month  history   3)  get soem sort of  income / employment in place  and  try to maintain it   4)   find a lender  willing to  help  explain what a  pre approval process  looks like and  maybe  even  take you through this  process   so that you can  learn  and undertand it ...best of luck
