Single family 4 bedroom 2 bath, used for rental now possible flip in a year.Thanks in advance!

Looking at just two bedroom listings, the vacancy rate is 61% across 7 listings. 

My one bedroom units without washer dryer rented but I am sure would go quicker if they had W/D. 

But most of the houses in a lot of Lawrence areas (at least where my property is located) are older cookie cutter homes, which just aren't going to go up in value much as there are ample supply of similar homes.

The houses around 3,000 square feet or so, 4-5 bedrooms, sleeping about 16 people, do the best. 

The front house is a 5 bedroom and the back house is a 3 bedroom.  

Just wanted to introduce myself to this great forum...Name is Jim, and I have been a remodeler for over 30 years and dabbled a bit in buying and selling, but now I am going to take the plunge and do some serious REI.I plan to use my skills to do fixers, or small homes to add on to to target that all-important 3/2 range of houses (most of the older fixers in my area tend to be 2 Bedroom and 1 bath).

Should I buy a 4 bedroom house move in and rent out 2 of the rooms for a year or two or until I can afford to buy another house and turn the 4 bedroom into a rental?

The neighborhood is “OK”, it does not have a fenced yard, no sidewalks (so it's just street then my front yard) and the both bedrooms are on the small side.
